Someone lit the Black Flame Candle, and now the Sanderson Sisters are back in business! 🧙‍♀️🧹

But this time, we’re flying into the office to schedule signings, track down notaries, and save the day! 📄✨

No spells needed, just a little TOAD 8 magic and a whole lot of coordination. 🐸

We’re running a MUCK, looking to take the ink off the scan and add some fresh stamps! 🧙‍♀️

A signer is an extra treat that keeps us feeling forever youthful! 🎃

I smell initials and wet ink in our future!

🐸 A little notary tip for your Thursday!

Notaries, have you ever arrived at a signing only to realize the document is missing the notarial wording?

Closers, lenders, and document prep teams, has this ever caught you off guard, too? 👀

This was a good reminder of why having the right tools on hand and keeping communication open can make a difference. Sometimes, a quick question before the appointment can save everyone a headache later!

Notaries, what do you keep in your bag for situations like this? And closers, lenders, and real estate professionals, how do you handle it when the wording is missing?

Let’s talk! 👇

🐸 Maze Monday! Ted is ready to hop home, but this tricky little maze is standing between him and his favorite pond. 💦

Can you guide him from START to FINISH without hopping over any walls? Trace the path with your finger (no ink pad needed 😉), then comment "Ribbit!" when Ted makes it to the lily pads.

Bonus points for tagging a friend who loves a good brain teaser! 💗

Start at Ted and find the one path to the pond.

🚨 Protect your closing timeline from preventable signing delays!

Unavailable signers, last-minute document changes, missing instructions, and poor communication can lead to costly delays, frustrated clients, and extra work for title, escrow, and real estate professionals.

At TOAD 8, we coordinate logistics, communicate updates, and plan ahead to keep signings organized and moving forward—even when plans change.

Because it’s not just about finding a notary. It’s about managing the signing so you can protect your timeline and deliver a smoother client experience. 🐸

A little Monday brain teaser from TOAD 8! 🐸🧠

I have a seal but never swim.
I make your signature count, yet I can’t sign my own name.

Think you know the answer? Take your best guess and tell us in the comments! 👇 Let’s see who knows their notary stuff. 🖊️

P.S. Bonus points if you get it without looking anything up. 👀😂

WHERE HAVE YOU BEEN?! 👀😂

We ask questions because we care! We want to make sure the details are right, the documents are in order, and everyone is on the same page before a signing moves forward.

Because when it comes to your documents, we’re going to ask the questions, double-check the details, and make sure nothing gets left behind. 📄🔎

No missing notes. No unanswered questions. Just signing support that thinks ahead. 🐸

A successful signing takes attention to detail on ALL sides.

Before printing, take a moment to review the document set and make sure everything makes sense. Notaries, title and escrow teams, and attorneys all play a role in helping ensure the right documents are prepared, presented, and completed.

Because catching a detail before the signing can save time, prevent confusion, and help keep the transaction moving.

At TOAD 8, we believe the little details deserve a second look. 🐸

Double-check. Communicate. Keep the signing moving.

“Mhm, I can!” 👩🏽‍💼

That’s the answer we want you to hear when you need signing support.

At TOAD 8, we don’t just find a notary. We coordinate the moving pieces, confirm the details, anticipate potential issues, and keep you updated along the way. 📃

Because finding a notary is only the beginning. 🐸
