Island Housing Trust A non-profit developer whose mission is to create affordable year-round homes on Martha's Vineyard.

The Island Housing Trust acquires and creates permanently affordable homes, both ownership and rental. Using a nationally recognized ground lease model, the Trust lowers the initial cost of home ownership by eliminating land costs. In exchange, homeowners agree to sell to future income qualified homebuyers at an affordable price. This hands-on stewardship approach helps safeguard against the threat of foreclosure and ensures that homes on Trust land remain affordable for future generations of island families.

Wondering if you qualify for affordable, year-round housing on Martha’s Vineyard? Understanding Area Median Income (AMI) is a good place to start.

AMI helps determine income eligibility for affordable housing, but knowing how to read the charts can make the application process a little easier.

In this video, we’re walking through a real example using the income and rental charts for Tackenash Knoll, including:

How to find the income limits for your household size

How minimum income requirements work

How to determine the monthly rent for an apartment

Important: The income limits and rental rates shown in this video are specific to Tackenash Knoll. Eligibility requirements vary by property, and some apartments have income-based rents.

Applications are currently open for Tackenash Knoll, with applications for 401 State Road opening soon.

Visit tackenashknoll.com/leasinginformation to explore the AMI charts, learn more about eligibility, and find information about upcoming sessions where you can ask questions about the application process.

20 years of creating permanently affordable homes on Martha’s Vineyard.

This year, Island Housing Trust celebrates two decades of working alongside Island towns, local organizations, and community members to help ensure Martha’s Vineyard remains a place where year-round residents can live, work, and thrive.

Over the past 20 years, we’ve helped create 174 permanently affordable rental and ownership homes, providing stable, year-round housing for more than 400 Island residents.

And the work continues. With new neighborhoods taking shape and more homes in development across the Island, we’re looking ahead to the next chapter of expanding housing opportunities for Island workers and families.

These milestones wouldn’t be possible without the many partners, donors, advocates, and community members who have supported this mission along the way.

Thank you for being part of the past 20 years. Here’s to building on that work for generations to come.

What if we challenged what we thought was possible for year-round housing on Martha’s Vineyard?

Earlier this month, Island Housing Trust CEO Philippe Jordi joined a panel of architects, planners, and housing advocates at the Martha’s Vineyard Museum for Embrace the “Impossible”: Housing Solutions Re-imagined.

The conversation explored creative approaches to expanding affordable and attainable housing on the Island, from adaptive reuse and thoughtful neighborhood design to energy-efficient construction and new ways of making better use of available land.

There is no single solution to the Island’s housing needs, but bringing different perspectives together helps us explore new possibilities, challenge assumptions, and consider how we can create more housing opportunities for year-round residents.

Thank you to the Martha’s Vineyard Museum and fellow panelists for bringing this important conversation to the community.

A new neighborhood for Island veterans is one step closer to becoming home.

Last week, Island Housing Trust, the Town of Oak Bluffs, and the Cape & Islands Veterans Outreach Center (CIVOC) broke ground on the Bellevue Veterans Community.

When complete, the neighborhood will provide 12 permanently affordable, year-round rental homes and a community room for low- and moderate-income veterans. CIVOC will manage the community and provide supportive services to help residents maintain long-term housing stability.

This project reflects years of collaboration, from the Town of Oak Bluffs making town-owned land available to local students and veterans advocating for housing opportunities on the Island.

Thank you to the community members, partners, and supporters who helped bring Bellevue Veterans Community to this milestone. We look forward to seeing this neighborhood take shape.

Clean energy should benefit everyone. Through RAP, Vineyard Power has pledged $260,000 to support solar installations at Island Housing Trust affordable housing developments, including Kuehn’s Way, Meshacket Commons, Tackenash Knoll, Veterans House, and 401 State Road.

These projects will help reduce electricity costs while supporting more sustainable, affordable housing across Martha’s Vineyard. Island Housing Trust has also committed to passing 10% of the value of the solar electricity directly to residents, creating long-term savings for tenants. This is what community benefits look like: investing in affordable housing, reducing energy costs, and creating long-term savings for Island residents.

What if creating more affordable homes could also help protect the land around them?

Kuehn’s Way in Vineyard Haven is one example of what that can look like.

The 20 permanently affordable rental homes were thoughtfully clustered on 14.8 acres, while 8.9 acres of the property were placed under conservation through a partnership with the Martha’s Vineyard Land Bank.

The result is more than affordable housing. It’s a neighborhood for year-round Islanders, surrounded by permanently protected open space and connected to the Red Coat Hill Ancient Way.

At Island Housing Trust, we believe housing and conservation can be part of the same vision. Kuehn’s Way shows what’s possible when we approach both with long-term stewardship in mind.
